Job/Task Functions Maintenance Technician inspects and maintains scattered site properties, including completing preventative maintenance and repairs. Maintenance Technician is responsible to ensure a high standard of cleanliness, customer service, and a hazard-free environment.

Duties and Responsibilities

  • Completes work orders in a timely and accurate manner. Cleans up after work is complete.
  • Performs repairs on CASL properties, including painting, basic carpentry or wall repair, pressure washing, general plumbing and electrical.
  • Cleans up trash around properties.
  • Follows maintenance schedule.
  • Performs inspections on properties and turns in inspection paperwork accurately and timely.
  • Cleans properties during resident turnover, if needed.
  • Provides on-call maintenance service and responds to emergencies.
  • Takes direction from supervisor.
  • Read, write, do basic math, and follow instructions.
  • Flexibility to change work plans.
  • Utilize company cell phone/tablet for work related calls, texts, email, timecard, and work orders on property management software.
  • Required to check company email once a day and respond as appropriate.
  • Required to use safety equipment, such as gloves and eye protection as appropriate and especially when using power tools.
  • Interact professionally with residents, co-workers, and vendors. Must be able to maintain tact and professionalism.

Qualifications/Education

  • Requirements High School Diploma or GED.
  • Five (5) year's experience of residential maintenance work is preferred (plumbing, electrical, air conditioning, home appliances, carpentry, grounds maintenance, sprinkler systems, etc.).
  • AC certified is preferred.
  • Technical training in a building trade preferred.
  • Knowledge of basic building maintenance.
  • Must demonstrate basic computer skills.
  • Must be able to utilize Microsoft Outlook, timecard app, and property management software on company smart phone/tablet.
  • Must be able to work with diverse groups and individuals.
  • Must successfully complete all criminal background screenings and remain eligible.
  • Valid Florida driver's license, must be able to drive with the ability to become and remain under the agency's insurance policy.
  • Good Moral Character.
  • Must pass a drug screen and follow drug-free workplace policy.
  • Must have a negative TB screening within 30 days of hire and annually thereafter.
  • Must maintain training as required.
